PROPERTY TAXES:

Annual taxes are based on Proposition 13 (1% of selling price) with sewer availability charge & outstanding government bonds added. (Estimate property taxes by multiplying selling price of homes by 1.3% and lots by 1.5%. Difference due to sewer charge.)

PRIVATE OWNERSHIP:

With the purchase of property at Oak Shores, owners will automatically become members of Oak Shores Community Association Inc. (OSCA), a California Non-profit Corporation. The annual dues assessed by OSCA covers staffing and maintenance costs of the facilities, such as, all greenbelt areas, boat ramps at the main marina and the west ramp, clubhouse, pool, mini golf course, campground, gatehouse and kiosk, parking areas and roads.

DOCK OWNERSHIP:

All private boat dock owners must pay the annual licensing fees to Monterey County. Private Marina Slip maintenance is paid for through the private slip owner’s annual assessments.

BUILDING PLANS:

The OSCA Architectural Review Committee and SLO County must approve all new construction and/or exterior changes to properties. The committee meets the 2nd and 4th Saturday of the month at the Clubhouse at 9:00am. Please contact the Oak Shores Office if you require more information.

FIRE PROTECTION:

Oak Shores is equipped with a fire engine, fireboat and is staffed by volunteer fire fighters. California Division of Forestry Station is approximately 10 miles away. Oak Shores is rated at “7.”

FACILITIES:

Oak Hill Market and gas station is across from Cappy Culver School and is open from 7am-9pm 7 days a week. Gasoline and limited food supplies are available at the Nacimiento Lake Marina (9 miles east)

RELIGIOUS SERVICES:

Oak Shores Christian Fellowship (Non-Denominational) meets on Sundays at 8:30 a.m. at the Clubhouse. Call Pastor Jack Little at 805-369-2046.

AMENITIES:

Lake – 5370 acres, 165 miles of shoreline, 16 miles long at surface elevation of 800 feet. Summertime lake temperature averages in the mid 70’s. Swimming, boating, water skiing and fishing are available to you. The lake, in 1991 was stocked with 35,000 Florida large mouth bass. Crappie, catfish, small mouth bass, white bass and blue gill are also found in the lake.

Clubhouse – 4800 sq. ft. contains kitchen facilities, dining and bar area, multipurpose room for meetings, parties (capacity 192) and dining (capacity 90), large covered deck, library room/Architectural Office and OSCA Office. The Clubhouse is available for members to rent. The charge is $200 and a $100 refundable deposit (as of January 2006). Contact the office to check on availability.

Swimming Pool – Fenced, solar heated swimming pool, and kid’s pool; (open Easter weekend to the end of October; weather permitting) adjoin the clubhouse and picnic area.

Marina – approximately 66 public boat slips (first-come first-serve), 144 private boat slips and 4-lane paved launch ramp with loading dock.

Campground – Provided for property owner’s use on an advanced reservation basis. Please call the OSCA gate to reserve a spot. A lottery is held for designated campsites for exclusive use from Memorial Day weekend through Labor Day weekend. Contact the OSCA office if you are interested in participating.

Miniature Golf – Volunteer built, 18-hole miniature golf course adjoins the basketball court.

Gated Entry – For privacy and security, call guests in and reach code enforcement at 805-472-2230. After hours, code enforcement can be reached at 805-674-6547.

Gate Phone Admittance – The gate phone system has been set up for the convenience of homeowner’s who may have guest’s arriving when the gate is not staffed. From the gate phone, the guest will have the capability to dial the homeowner’s home phone, where the homeowner will then be able to open the gate by pressing 9 from their home phone. This gate phone system requires a one-time $20.00 fee payable to the Association.
